A building designed for the future
150 Grenfell Street isn’t just another office building – it’s a showcase of what world-class sustainability can look like.
The project achieved a 6 Star Green Star – Design & As Built v1.2 rating from the Green Building Council of Australia, scoring 88 points and earning the coveted “World Leadership” title. It also became Carbon Neutral for upfront carbon, proving that high-performance buildings can also tread lightly on the planet.
How we got there
Delivering this outcome meant going beyond compliance to reimagine how a modern workplace is designed, built, and tuned:
- Precision air permeability
Partnering with Living Building Solutions, we refined the façade design and implemented progressive inspections to achieve an airtightness result as low as 4.75 m³/h/m² @50Pa – one of the best they’ve tested in Australian commercial projects. - Solar power, perfectly placed
When the original roof layout couldn’t fit a 50 kW solar array, our team reconfigured walkways, vents, and plant equipment so clean energy could take pride of place on the roof. - Smarter commissioning
With Mott MacDonald as Independent Commissioning Agent, building systems were tested, tuned, and optimised over 12 months, locking in peak efficiency from day one. - Innovation inside the air
Plasma Shield modules were integrated into the HVAC system – an Australian-first for a building of this type – improving air purity and reducing fan energy demand. - Responsible Materials & Waste
GECA, Global GreenTag, and Declare-certified products were prioritised, while over 90% of demolition material was recycled. Fit-out items, plants, and even façade panels found new homes instead of landfill. - Low-impact construction
An electric tower crane, LED site lighting, and electric machinery cut noise, emissions, and embodied carbon throughout delivery.
Beyond the build
A live “single source of truth” register and regular workshops kept every Green Star and WELL deliverable on track. Subcontractors were inducted in sustainability protocols – from protecting ductwork to documenting certified products – ensuring performance targets were understood and met across the supply chain.

150 Grenfell Street is now a carbon-conscious, energy-smart, people-focused workplace.
Its 6 Star Green Star rating and Carbon Neutral status position it among Australia’s most sustainable commercial developments – a model for how innovation and rigour can deliver environmental leadership.
