Reimagining two buildings into one sustainable workplace.

150 Grenfell transformed two ageing Adelaide CBD office buildings into a single premium commercial workplace through adaptive reuse, structural transformation and façade renewal.

Delivered under a Construct Only contract with Design and Construct responsibility for the new curtain wall façade, the project created unified floor plates, added a new sixth level and central plant room, and completely reimagined the building’s performance. Designed to become Adelaide’s first Carbon Neutral certified office in construction and operation, the redevelopment targets 6 Star Green Star, Platinum WELL and 5.5 Star NABERS certification.

Transforming existing buildings

Rather than demolishing and rebuilding, the project retained and reconfigured the existing structures to create a modern commercial workplace.

The redevelopment involved removing all services, façades, lift shafts and roof structures before constructing a new central lift core, combining two separate buildings into a single, efficient floor plate and adding an entirely new sixth level.

Building sustainably

Adaptive reuse significantly reduced the project’s environmental footprint while delivering a premium commercial asset.

By retaining the existing structures, the project saved approximately 7,600 tonnes of embodied carbon, reduced energy consumption and recycled more than 90% of demolition materials.

Designing a bespoke façade

Built Environs took Design and Construct responsibility for the new curtain wall façade, developing a bespoke fixing system that integrated with the existing structure.

The solution improved constructability, enhanced worker safety and delivered the high-performance façade required to achieve the project’s ambitious sustainability targets.

Building in the heart of the city

Working within one of Adelaide’s busiest CBD locations required careful planning to manage logistics, surrounding businesses and public interfaces.

Early stakeholder engagement, strategic crane positioning, coordinated road closures and innovative site planning enabled construction to progress safely within an extremely constrained footprint.
