Creating Australia's first stadium-integrated hotel.

The Oval Hotel transformed Adelaide Oval with Australia’s first boutique hotel integrated into a major stadium. Delivered as a Design and Construct project, the five-storey, 138-room hotel was carefully integrated into the existing structure without impacting the operation of one of Australia’s most iconic sporting venues.

Built Environs introduced an innovative Cross Laminated Timber (CLT) structural solution, combining lightweight construction, digital engineering and prefabrication to deliver the project within a constrained site and accelerated programme. Throughout construction, the stadium remained fully operational, hosting more than 30 sporting and entertainment events without disruption.

Building within an iconic stadium

Delivering Australia’s first hotel integrated into a stadium required careful planning, innovative engineering and close coordination with Adelaide Oval Stadium Management.

The hotel wraps around the existing eastern stand, tying into the stadium while preserving its architectural character and maintaining uninterrupted operations. Construction was carefully staged around more than 30 AFL, SANFL, cricket and major entertainment events, with no disruption to patrons or stadium operations.

Lightweight construction through CLT

Traditional construction methods would have required extensive structural strengthening, making the project significantly more complex and less economical.

Built Environs proposed an alternative Cross Laminated Timber structural solution that reduced building weight while accelerating construction. The prefabricated timber structure enabled rapid installation, reduced on-site waste and provided the flexibility needed to build within the existing stadium footprint.

Digital engineering driving delivery

Digital engineering played a central role in coordinating the complex geometry of the hotel and its integration with the existing stadium.

Point cloud scanning and coordinated 3D BIM models mapped every CLT panel, structural connection and services penetration before manufacture. Factory-cut penetrations, early clash detection and precise digital coordination minimised on-site adjustments and allowed fit-out works to commence immediately following structural installation.

Innovation extended beyond the building system to every stage of design and construction.

Working collaboratively with the design team, Built Environs refined the structural solution, coordinated fire, acoustic and services requirements, and developed a prefabricated construction methodology that compressed programme while maintaining quality. The result was a technically complex project delivered safely, efficiently and with minimal impact on the surrounding stadium environment.
